what is the process of becoming a certified home inspector and what kind of insurance do you need to carry?

i’ve been researching certification to be a home inspector (more FHA inspector). i’ve found a school, seems legit. what should i look for in the school’s credentials? and what kind(s) of insurance and certification do i need to go out on my own? what’s the typical monthly insurance overhead? how about initial out-of-pocket investment? i live in AZ, if that means anything to anyone. thanks.

Half of home collapsed after garage addition was added, insurance or builder?

My neighbor had a garage addition added to his home, it was attached the home in an “L” shaped corner where the home exists. Since the garage sat inside the “L” he used bolts and bolted a large board to the existing home, then the trusses on the inside of this “L” portion were added. Well this side of the home already was supporting two full stories. The Garage added more, for an already under built corner support. Well, my neighbor was sitting in his home last night and starting hearing some crackling sounds, as he went out to investigate, you guessed it, the corner wall, garage roof, and about 1/4 of his home caved in. It was bad.

The builder said he is not responsible since it was 2 years ago he built it and the warranty was only 1 year. So is this an insurance claim or what? Is the builder liable even though the warranty expired, or is my neighbor screwed? I would guess there is $100 K in damages.

Maybe I should clarify: I read that there are certain things one should and should not say when it is about your pool repair – vs. household/A.C. probs..which are less delicate.Does anybody know what I am referring to?

What happens if you spend a home property insurance claim on something other than the repair?

We had a claim on our property from gutters and fascia falling in January from an icestorm. We ended up having an emergency and used the claim money for something else and did not do the repairs…. can we get in trouble for that?
We definitely won’t claim it again and hopefully come up with the money to fix it soon…. just freaking out because the insurance company called today to see if we have fixed it yet.

Does my home insurance cover a toilet leak?

My little boy used the toilet, did his business and flushed some toilet paper down the bowl. Unfortunately, the toilet handle did not go up (it did this occasionally) and water continued to flush. Unfortunately, the bowl was blocked with waste and paper. This resulted in a leak downstairs which damaged the roof. Will this set of incidents be covered by home insurance?

Can you use home owners insurance for new siding on your house? ?

My mothers house is really old and the siding is rotting. Its 1080 sq ft. She put some new on a couple really bad spots a few yrs ago and discovered many areas without any insulation. Explains why when outside you can easily hear everything in the house. And the electric bill is crazy.
